CUSTOM DESIGN PROCESS

#1-INTRODUCTION

This is where I get to know a little bit about you and the Custom Design you are looking to create.  This can be done via phone/email, or text.  I also can come to you if this is more convenient.  Some of the information that will be helpful right from the get-go are the following.
-Site Plan of your lot layout
-Architectural Review and CC & R Requirements (if Applicable).
-Pictures of what you envision your home to look like from the outside (this can be merging of multiple looks if desired).
-General idea of the floorplan you are looking for (Rambler/2-story, # of bedrooms, # of baths, etc).

After the initial meeting, we will create a conceptual sketch of your home.  This will include floorplans, room sizes, overall dimensions, etc.

Once this preliminary sketch is complete, plans will be converted to PDF and emailed for your review.  You will have the opportunity to make changes to the design at this point.

Once the preliminary sketches are approved, section details, elevations, and electrical drawings will commence.  Rough Framing (Roof and Floor) will also be added for review by a structural engineer.

Once the Plans have been completed, you will recieve another PDF version of the Final Drawings for Final approval.

Once approved, the drawings will be sent to our preferred structural engineer for analysis.  This typically takes about a week.

After the structural engineer has completed his analysis, plans are ready to print.  You will recieve 3 hard copies of the stamped plans and structural calculations.  Two of these copies will be required to be submitted for city approval.
